Q. Which is better; UpTown Waterloo or Downtown Kitchener?

A. Let me answer your “QOTW” with a few questions of my own;

What is your primary purpose of purchasing a Condo in either location?

Will you be living in it or leasing it? Do you work UpTown or Downtown?

What’s important to you in your spare time?

The reality is there is no correct answer. Until you find out what you want out of a particular location it’s a coin toss.

The Arrow Lofts

The Arrow Lofts. 112 Benton St. Downtown Kitchener. A long time coming.

Former shirt factory turned condo project of the now. 136 Units ranging in size from 732sf all the way up to 2,501sf & everything in between.

First occupancy is slated for Winter 2011, ideal for anyone looking for a new unit without the wait.

Amenities include Roof Top Patio & Lounge, Fitness area, Screening room, Sauna, Library, Boardrooms and more.

The beauty of a loft conversion like this are the soaring ceiling heights ranging from 8’6” to 18”.

The marketing material shows a gentleman in a turtleneck conversing by a fire; what more can I say? Sign me up!

64 Benton

Not the most glamorous; certainly not the most popular.

With that said… What is 64 Benton & who is taking advantage of this Ugly Duckling?

64 Benton is an 80 unit condo located at the corner of Church & Benton.

All 80 units are approx 600sf.

Once a retirement home this building was converted into condos by Cadan Developments; the same people that are responsible for the revitalization of the Lang Tannery, Downtown.

There are a total of 40 parking spots and a number of bike racks located underground. I believe this gives owners a choice.

Live & work downtown, use alternate means of transportation and cash in on the savings of owning a condo without parking.

Alternatively, purchase a unit with parking included and pay a premium.

As a former retirement home you can expect that a majority of residents are seniors, however that is quickly changing. I’ve noticed a trend of young professionals, investors and students all purchasing in the building.

The reality is if you want a condo downtown on the cheaps, this is the place.
